PRESENTATION OF THE PROPERTY


The expression "you never get a second chance to make a first impression" is absolutely correct! Even if your property is not brand new, there are many things that can be done to ensure that it shows to its best potential, both inside and out. This will maximize the speed at which the property can be sold and the price that can be achieved.

TERMS OF BUSINESS & PROOF OF I.D.


Before proceeding with marketing of the property, the Seller needs to agree the Agent's Terms and Conditions of Business, provide proof of ownership of the property together with proof of their own address and photo identity (i.e. passport or photo driving licence) to comply with regulations.


Regents Residential will provide written Terms and Conditions of Business and check the Seller's identity.

PHOTOGRAPHS, VIDEO, FLOORPLANS & BROCHURES

"A picture speaks a thousand words" - so every property needs professional photographs taken to show the property at it's best. Floorplans show the layout of the property, brochures give an overall perspective and a video is a wonderful maketing tool.

Regents Residential can arrange for photographs, videos, floorplans and brochures to be prepared on your behalf.
 
  Marketing

EPC


Residential properties for sale are required by law to have an EPC available at the time of marketing the property. Energy Performance Certificates (EPCs) give information on how to make your property more energy efficient and reduce carbon dioxide emissions. An EPC is valid for 10 years and the price will depend on the size and location of the property.

Regents Residential can arrange for an EPC on your behalf.

SOLICITOR


A solicitor is a lawyer who can deal with any legal matter including the conveyancing for your property. It is important to instruct a solicitor early in the selling process so that everything is in place and there are no delays later on.

Regents Residential can assist with recommendations for a solicitor.
 
  Title Deeds

TITLE DEEDS, SCHARGES & OUTGOINGS


The title deeds of the property confirm proof of ownership and are usually held by the bank or building society if you have a mortgage. Your solicitor will need these documents sent to them for the conveyancing process. Service charges and all outgoings relating to the property should be confirmed with the solicitor and the Agent.


Regents Residential will need confirmation of service charge amounts and all outgoings relating to the property.

VIEWINGS

Applicants sometimes go to view a property more than once before making a final decision to proceed. It is vital that the Vendor lets us know in writing of any relevant details and outgoings associated with the property e.g. service charges, ground rent, sinking fund, council tax, etc. together with information relating to parking, rubbish collection and porter, if applicable.

Regents Residential accompany on all viewings even if they take place outside of normal working hours.

 
  Terms of the Offer

RECEIVING AN OFFER


Sales offers received from applicants need to be passed on to the Vendor as soon as possible and confirmed in writing. If the offer is accepted, confirmation and a Sales Memorandum will be sent to all parties including the solicitors.

Regents Residential can review the sales offer with the Vendor and write to solicitors when it has been accepted.
 
  Folders

CONVEYANCING


The conveyancing process is undertaken by a solicitor (or a licenced conveyancer). They will deal with a number of legal tasks associated with buying a property, e.g. title searches, preparation of legal documents, payment of fees and charges etc.

Regents Residential will liaise with solicitors and all parties during the conveyancing process, to assist where necessary.
 
  Exchange of Contracts

EXCHANGE OF CONTRACTS

When all the relevant conveyancing formalities have taken place and the Purchaser's solicitor sends a deposit to the Seller's solicitor, an exchange of contracts takes place. A completion date is set at exchange of contracts.

Regents Residential will liaise with all parties to confirm an exchange of contracts has taken place, when advised by the solicitor.

 
  Champagne

COMPLETION

This is the day that the balance of all monies from the Purchaser are sent over and cleared to the Seller's solicitor and the contract to purchase the property is finalised.

Regents Residential will confirm completion to all parties once confirmation has been received from the solicitors. Congratulations!

 
  Meter Reading

METER READINGS

Meter readings for all utilities should be recorded upon completion of the sale and sent to all parties. The existing bills should be paid by the Seller and the new Purchaser should transfer the accounts into their name.

Regents Residential can assist with the reading of meters.
 
  Keys

KEYS


All sets of keys including communal entrance door keys or fobs and garage keys should be made available to the Purchaser upon completion of the sale.

Regents Residential can release keys to the Purchaser upon completion.
